1. About Us

The Platform is operated by Bangalore Rentals Pvt Ltd, a company incorporated under the Companies Act, 2013, India ("Bangalore Rentals", "we", "us", or "our").
Bangalore Rentals is a rental property platform that connects tenants with property owners and landlords in Bangalore, India. We provide a preference-based matching service to help users find suitable rental properties, including apartments, houses, shared rooms, and private rooms.
Bangalore Rentals is an intermediary platform and does not own, lease, or manage any properties listed on the Platform.

2. Eligibility

To use the Platform, you must:

Be at least 18 years of age
Be legally capable of entering into rental agreements in India
Provide accurate and complete information during registration
Comply with all applicable laws and regulations

We reserve the right to refuse, suspend, or terminate access if eligibility requirements are not met or if you violate these Terms.

3. Nature of Services

Bangalore Rentals enables users to:

Create a profile and specify rental preferences (location, budget, amenities, etc.)
Search and discover rental properties in Bangalore
View property listings, including shared rooms, private rooms, and full apartments
Get matched with properties based on their preferences
Contact property owners and landlords through the Platform
Post property listings (for property owners and landlords)

Bangalore Rentals acts as an intermediary platform connecting tenants and property owners. We do not participate in, facilitate, or guarantee any rental transactions, agreements, or payments between users.

4. Account Registration

To use the Platform, you must create an account by providing accurate, complete, and up-to-date information. You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account.
You agree to notify us immediately of any unauthorized use of your account or any other breach of security. We are not liable for any loss or damage arising from your failure to protect your account information.

5. User Responsibilities

As a user of the Platform, you agree to:

Provide truthful and accurate information in your profile and preferences
Use the Platform only for lawful purposes related to rental property search
Respect the rights of other users, including property owners and landlords
Not post false, misleading, or fraudulent property listings
Not engage in any activity that could harm, disable, or impair the Platform
Comply with all applicable rental laws and regulations in India

6. Property Listings

Property owners and landlords may post listings on the Platform. By posting a listing, you represent and warrant that:

You have the legal right to rent or sublet the property
All information provided is accurate and current
You will respond to inquiries in a timely and professional manner
You will not discriminate against potential tenants on prohibited grounds

Bangalore Rentals reserves the right to remove, edit, or refuse any listing that violates these Terms or applicable laws. We do not verify the accuracy of property listings and are not responsible for any misrepresentations by property owners.

7. Property Verification & Quality

While we strive to maintain quality on the Platform through verification checks and spam filtering, we do not guarantee the accuracy, completeness, or quality of any property listing.
Users are strongly advised to:

Visit properties in person before making any commitments
Verify property details, ownership, and legal documents independently
Conduct due diligence on property owners and landlords
Review rental agreements carefully before signing

Bangalore Rentals is not responsible for any disputes, losses, or damages arising from rental transactions or interactions between users.

8. Rental Transactions

All rental transactions, including negotiations, agreements, payments, deposits, and move-in arrangements, are conducted directly between tenants and property owners. Bangalore Rentals is not a party to any rental agreement and does not:

Facilitate or process rental payments
Hold security deposits or advance payments
Guarantee the performance of either party
Mediate disputes between tenants and property owners

Users are solely responsible for all aspects of their rental transactions and agreements.

9. Fees & Charges

Bangalore Rentals may charge fees for certain services, such as premium listings or featured property placements. All applicable fees will be clearly disclosed on the Platform before you commit to any paid service.
Unless explicitly stated otherwise, fees paid to Bangalore Rentals are non-refundable. We reserve the right to modify our fee structure at any time with reasonable notice.

10. Suspension & Termination

We may suspend or terminate your access to the Platform:

For violation of these Terms
For posting false, fraudulent, or misleading information
For engaging in illegal or harmful activities
For harassment, discrimination, or abuse of other users
As required by law or regulatory authorities

Upon termination, your right to use the Platform will immediately cease, and we may delete your account and related information.

11. Intellectual Property

All content, trademarks, logos, designs, and software on the Platform are owned by or licensed to Bangalore Rentals Pvt Ltd. You may not copy, reproduce, modify, or distribute any part of the Platform without prior written consent.
Property listings, images, and descriptions posted by users remain the property of the respective users, who grant Bangalore Rentals a license to display such content on the Platform.

12. Disclaimer of Warranties

The Platform is provided on an "as is" and "as available" basis. We do not warrant:

Uninterrupted or error-free access to the Platform
The accuracy, completeness, or quality of property listings
The availability of properties or successful matches
The performance or conduct of other users
The outcome of any rental transaction

You use the Platform at your own risk.

13. Limitation of Liability

To the maximum extent permitted by law, Bangalore Rentals Pvt Ltd shall not be liable for:

Any indirect, incidental, special, or consequential damages
Loss of data, profits, or business opportunities
Disputes, losses, or damages arising from rental transactions between users
Property-related issues, including but not limited to habitability, safety, or legal compliance
Fraudulent or misleading listings posted by users

Our total liability, if any, shall not exceed the fees paid by you to Bangalore Rentals Pvt Ltd in the preceding twelve (12) months.

14. Indemnity

You agree to indemnify and hold harmless Bangalore Rentals Pvt Ltd, its directors, employees, and partners from any claims, losses, damages, or liabilities arising out of:

Your use or misuse of the Platform
Your violation of these Terms
Your rental transactions or agreements with other users
Your breach of applicable laws or regulations
Any content you post on the Platform

In accordance with applicable laws, users may raise grievances with:

We aim to acknowledge grievances within 48 hours and resolve them within reasonable timelines as per applicable regulations.

16. Changes to Terms

We may update these Terms from time to time to reflect changes in our services, legal requirements, or business practices. Material changes will be notified through the Platform or via email. Continued use of the Platform after such updates constitutes acceptance of the revised Terms.

17. Governing Law & Jurisdiction

These Terms are governed by the laws of India, including but not limited to the Information Technology Act, 2000, and the Consumer Protection Act, 2019. Any disputes arising from these Terms or your use of the Platform shall be subject to the exclusive jurisdiction of courts in Bangalore, Karnataka, India.
